Real estate transactions can be complex and require knowledge of the local market conditions to maximize value.  This much is well known about real estate markets in general.  What is less well known is the extent to which understanding your the seller’s and buyer’s positions plays into a successful negotiation. In fact in property transactions involving high end, select and luxury real estate this is often the key to maximizing transaction value.

Why is this sort of deep-knowledge about the buyer and seller necessary to achieve maximum value? Because often these properties don’t have a lot of comparables and even properties that are supposedly comparables are often quite different and themselves rest more on the buyer / seller condition then the market conditions.

At FLAG we provide both buyer and seller representation services, also known as real estate brokerage services, to the select end of the market. Our minimum property values range from $1M- $5M depending on the particular market we are looking at.

We aggressively represent our clients.  That means that we do our homework on each property, finding reasons to lower the price and aggressively seeking to achieve a bargain on each transaction.  These methods won’t always work, most notably if a buyer falls in love with a property (you have to be willing to walk away or negotiations probably won’t go in your favor).  And sometimes a seller isn’t really motivated to sell, they would rather get their price.  But more often than not, we are able to find a win-win deal that gets our clients a great price on a great property.
